Introductions

 

Mike F updated the group on EBA’s site visit and  geotech work done to date.  Mainly good results.

 

Brief discussion on site i.e. sunrise and set, view, standing trees etc.

 

Gordon S spoke on the methodology of the project:  initial stage is information gathering, followed by schematic design, review design with group and adjust according to budget.

 

Committee members roundtable discussion on individual visions. Ideas and items mentioned:

§         Washrooms that are accessible from the exterior, possible changerooms that skaters can access without opening the entire building

§         Kitchen feeds into a big room

Chris Milner discussed the fact that there has been little to no change in rec funding for the past few years so there would be little opportunity for additional funding. O&M is a concern of YTG.

 

The group agreed that a more modest sized space that is used well is more of the goal that a large space that feels too big and cold and is therefore unused.

 

Discussion on building access and traffic (interior) flow. Discussed individual users, how access is managed, security, barrier-free areas. If the building is 2 plus stories consideration to be made for a stair climber (wide and slow) or a vertical lift (expensive).

 

Group was clear that they felt that building should be non-smoking. Mechanical engineer stated this would decrease the cost for duct and ventilation work.

 

Discussion on how a stage would affect the space. The group agreed that a stage would limit the versatility of the space.

 

Discussion on water source. Mike F and Gordon S would like information on local wells.  Contact for that info is David Albisser at YTG. There are three options for a water source a) well b) haulage c) pipe from existing well.

 

Question about whether Marsh Lake receives a reduced rate from Yukon Electric. Some discussion. Nobody present aware of a rider for Marsh Lake residents.

 

Discussion on location of septic field. It would flow where there would be no traffic (vehicle or pedestrian) toward the firehall, slightly uphill from the building. It would be a gravity fed system and not a pump system. Malcolm suggested we consider 2 fields side by side that can be alternated annually to extend the life of the system. John spoke of septic fields in the neighbourhood that had failed.

 

Discussion on windows and temperature/fresh air control. Lee suggested building in controls that can be kicked up for events with a larger volume of people using the facility. This lead to a conversation on whether we would want windows in the gym. Concerns and topics discussed were heat, light, the view, curtains, AC etc.

 

The group discussed insurance requested of architect in RFP and how, because this is more than Gordon normally carries, how it would affect the budget. Decision to stick with Gordon’s existing coverage.

 

The committee asked Gordon if we found more money for the planning or construction stage than what YTG has offered would there be room in the design for additions? Yes.

 

Chris pointed out that no community operates a rec center on a revenue generating budget. Many get O&M funding from the municipality.
